When we say as-is, we mean it! Don't worry about repairs, electrical, HVAC, plumbing, roofing, flooring, etc. Those things don't matter to us. 

No! Our aim is to make a reasonable but discounted offer that would be stress free and easy for you.

We purchase properties regardless of condition. However, we do take a 15-25 minute tour of the house, which allows us to prepare your offer. Our inspection timeframe is 10 days.

We do require the home to be vacant and free from tenants 48 hours prior to closing. 

The average closing is usually between 2-3 weeks. In some cases, we may need to extend the closing no later than 60 days.

Not a problem. Prior to closing, if you feel like you need an extra day(s) we will gladly accommodate and give you reasonable time. We can always adjust a closing date for you.

No! You don't ever have to worry about commissions, closing cost or fees. Our short, two page contract explains it all. 

As soon as we have a 'clear to close' which means title is clear and we can rightly purchase the property, our attorney will schedule a time and date for signing. Upon everyone getting signed around, our attorney will ask you how you'd like to be paid-out directly. Usually, you will receive a same day wire deposit or check.
